If you’ve been watching the news lately, you’ve probably heard plenty of dramatic headlines about the housing market. Depending on who you ask, the market is either “crashing,” “freezing,” or “impossible.”
But here’s the thing.
At BK Real Estate TX, I don’t base guidance on headlines — I base it on real data, local trends, and what’s actually happening right here in Collin County.

What Really Happened in Collin County in 2025
Last year, our market didn’t weaken — it rebalanced.
That shift created opportunity on both sides of the transaction.
📈 Inventory Increased (In a Healthy Way)

2024: 3.1 months of inventory
2025: 4.5 months of inventory
This simply meant buyers had more options and more breathing room — not that demand disappeared.
🗓 Homes Took Slightly Longer to Sell

Average days on market:
24 days → 35 days
That’s a normal adjustment in a maturing market, not a red flag.
💰 Prices Stayed Strong

Sale-to-list ratio:
97.4% → 96.2%
A modest shift — and still very strong by historical standards.
The Number That Actually Matters
Here’s the stat most people miss:
🏡 10,217 homes sold in 2024
🏡 12,067 homes sold in 2025

That’s an 18.1% increase in closings.
...In plain English?
✨ Over 1,000 families per month successfully bought or sold homes in Collin County.
That doesn’t happen in a weak market.
That happens in a confident, active market.
Why Buyers Should Pay Attention Right Now
As we moved out of late 2025 and into early 2026, something interesting happened:

📉 Inventory started tightening again
That created a rare window where buyers currently have:

✔ Still-reasonable inventory

This is what I call the sweet spot.

Buying now can mean:

I fully expect 2026 to outpace 2025.
